£16.9m to improve and refurbish our sheltered housing

There’s good news today as we can announce that £16.9 million is to be spent on remodelling and refurbishing our Sheltered Housing over the next 5 years, with a longer term provision included within the 30 year Housing Revenue Account Business Plan.

As the population of Wrexham continues to grow and, in line with the rest of the country, the number of older people increases there will be further demand for sheltered housing.

We currently haves 656 units of sheltered accommodation within 22 separate sheltered housing schemes.  This makes up 6% of our total stock.

The majority of this sheltered stock was built in 1960’s and 70’s and contains a mixture of bedsit accommodation and small flats.

We’ve taken a good look at this stock and we now have the information needed about its long term future and the amount of investment required to remodel the schemes to meet future needs.

Remodel the sheltered housing schemes

The capital investment required to remodel the sheltered housing schemes was approved by Executive Board and a major programme has started which will increase the size standards of the flats, improve the energy efficiency of the schemes and modernise the communal areas.

Ellis Williams Architects has been appointed to design and manage the remodeling of two sheltered schemes at Llys y Mynydd, Rhos and Tir y Capel, Llay.  Both schemes consist of small one bedroom accommodation which fail to meet the aspirations of many of today’s older people in terms of design, space, accessibility and energy efficiency.

All the tenants currently in these schemes have been kept fully informed of the plans and have been assured that any moves they may have to make in order to make sure the improvement works go ahead quickly and efficiently and will take their wishes into account.

They will incur no costs during the process and they will of course be able to return to their homes when the work is completed if they wish to.

Cllr David Griffiths, Lead Member for Housing, said: “I am pleased to announce that we have made the commitment to carry out the remodelling and refurbishment of our sheltered stock schemes across the County Borough.  This long term programme of investing in our sheltered housing schemes, will help older people remain independent in their own homes for longer.”
